Carlton Woods & The Woodlands: A Straight Guide to Where the Real Luxury Is

If you only read one thing on this page: The Woodlands is a wonderful place to live, but it is not, as a whole, a "$2 million luxury market." Carlton Woods is: two gated communities inside it that share the name. This page tells you the difference, because knowing it is worth real money.

First, the number nobody frames honestly

You'll see The Woodlands sold as a luxury destination. It's a beautiful, forested master-planned community with great schools and a walkable town center — that part is true. But the area-wide median sale price sits around $595,000 (HoustonProperties, HAR MLS data, September 2026). That's a strong, healthy suburb. It is not the ultra-luxury tier, and any page that implies the whole town trades at seven figures is selling you a feeling, not a fact.

Here's the part most agent sites leave out: Texas is a non-disclosure state. Final sale prices are not public record. Every number you see — on this page, on Zillow, anywhere — is an MLS-fed estimate or an agent-reported figure, not a confirmed government record. So treat the ~$595K, and every price below, as directional: real and useful, but not gospel. At the top of this market, one pricing mistake is six figures. I'd rather you know that going in than find out at the closing table.

So where is the actual luxury?

Carlton Woods — which is really two gated communities inside The Woodlands, each behind its own manned gate:

  • Carlton Woods, the original, in Sterling Ridge (Montgomery County), built around a Jack Nicklaus course.
  • Carlton Woods Creekside, in Creekside Park (Harris County), built around a Tom Fazio course.

This is where you find the custom estate homes that genuinely clear $2 million and above. Not the whole town — these two pockets of it.

What separates Carlton Woods from the $600K neighborhoods a few minutes away:

  • Gated and staffed around the clock. Manned entry, not just a code pad. For a lot of my buyers relocating from out of state, that's the whole point.
  • A golf course in each — Nicklaus in Carlton Woods, Fazio in Creekside — with the club life that comes with them.
  • Large custom lots and custom homes — this is estate living, not production building. Pricing varies enormously street to street and lot to lot, which is exactly why a portal estimate can be so far off here.
  • Real scarcity. Few of these homes exist, they don't all reach the open market the same way, and portal data on them goes stale fast. I'll show you how inventory here actually moves — and where the estimate you're looking at is already out of date.

If you’re deciding between "The Woodlands" and "Carlton Woods"

They're not the same purchase, and the words matter:

  • Want the schools, the trails, the town center, a great family home in the $500K–$900K range? The Woodlands broadly is your market — and I’d point you to the main Woodlands page rather than oversell you an estate you don't need.
  • Want gated, staffed, golf-course estate living at $2M+? That’s Carlton Woods specifically. Everything on this page is about that tier.

Buying the label instead of the address is one of the most expensive mistakes I see relocating executives make. They pay a premium for "The Woodlands luxury" and end up somewhere that was never priced there to begin with.
