Hunters Creek Village: A Small City of Wooded Lots, and What Its Price Data Can't Tell You

If you only read one thing on this page: Hunters Creek Village is one of the Memorial Villages, a city of its own on Houston's west side. August's closings put its median sale price above $2 million, on two sales. That is a real signal and a very thin one, and this page is about telling the two apart.

What Hunters Creek Village actually is

  • Its own city. It incorporated in 1954 with a mayor-alderman government. The city counts about 4,400 residents in roughly 1,460 homes, across 2 square miles, with 6.33 miles of hiking and biking paths.
  • Half-acre lots, by law. The city's zoning ordinance sets a minimum lot of 22,500 square feet, about half an acre. Its new-building checklist adds a 75-foot minimum width, a 50-foot front setback, and a building area capped at 25% of the lot. The space between houses is written into the code.
  • Services shared with its neighbors. Police come from the Memorial Villages Police Department, which serves Hunters Creek, Piney Point and Bunker Hill. Residents who travel can register their house for a house watch. Fire and EMS come from the Village Fire Department, which the Memorial Villages share.
  • Trees protected by city ordinance. Under the code posted on the city's website, removing any tree 18 inches or more around the trunk takes a city permit. Most site work needs a tree survey and protection plan approved first, and every lot has to keep a minimum number of protected or replacement trees, some of them in the front yard. If you're buying to rebuild, that decides what you can build and where it can sit. Confirm the current version with the city before you plan anything.
  • Schools. Spring Branch ISD serves the Memorial Villages. Check zoning for the specific address, not the village name.

What the price data can and can't tell you

Here is what the public data shows for August 2026: a median sale price of $2,697,500, on two sales, with homes selling in about 8 days and 2 active listings (Movoto, updated September 23, 2026).

Two sales. Swap one house in that pair for a different one and the median moves with it. So read that figure as a sign that recent sales here have cleared $2 million, not as the value of any particular house. The 8 days rests on the same two sales.

And it's softer than it looks, because Texas is a non-disclosure state. Final sale prices aren't public record. That number comes from MLS-fed data, not a government filing. Useful, directional, and not something to write a seven-figure offer from. This month's Houston Luxury Market Report carries the same thin-data caution on Hunters Creek that it does on Piney Point and Tanglewood.

What I do instead: pull comps from this village and from neighbors with genuinely similar lots, throw out the ones that only share a zip code, and tell you how thin the data behind a number really is.

Hunters Creek vs. Piney Point

They sit side by side. They share a police department, a fire department and a school district. Last month's numbers put Piney Point's median well above Hunters Creek's, but on five sales against two, which is too few to say one village is priced above the other. The difference that matters is the specific lot and the specific street, and that's a conversation about the house, not the village.

Coming from The Woodlands

I'm based in The Woodlands, so I'll frame it for a Woodlands buyer. Carlton Woods protects its streets with a manned gate. Hunters Creek does it differently: a city government of its own, with its own ordinances and its own shared police, about 10 miles west of downtown and minutes from the Galleria. The trade is a gate and golf at your door against half-acre lots about 10 miles from downtown.
